So, you’re ready to tackle that driveway project. Maybe it’s seen better days, or you’re just tired of dodging potholes every time you pull into your garage. Good for you! A new driveway isn’t just about curb appeal; it’s an investment in your home and your daily convenience. But before you jump in, there are a few things you should know to make sure the whole process goes smoothly. I’ve been doing this for a long time here in Arlington, and I’ve seen it all.

Understanding Your Project Timeline

One of the first things folks ask me is, “How long is this going to take?” And that’s a fair question. The truth is, it’s not a one-size-fits-all answer, but I can give you a pretty good idea of what to expect.

  • Initial Contact & Estimate: This part usually takes a few days to a week. You call us, we come out, measure things up, talk about options, and get you a quote. We try to be quick about it, but sometimes schedules get tight.
  • Permits & Approvals: Depending on the scope of work and if you’re changing the footprint significantly or tying into a city street, you might need a permit from the City of Arlington. This can add anywhere from a couple of weeks to a month or more. Don't skip this; it'll save you headaches later.
  • Scheduling the Work: Once you approve the estimate and any permits are squared away, we’ll get you on the schedule. This can be anywhere from two weeks to a couple of months out, especially during peak seasons like spring or fall when everyone wants their driveways done.
  • Construction Phase: The actual paving work itself? For a standard residential driveway, we’re usually talking about 2-5 days. That includes removal of the old stuff, grading, base prep, and laying the asphalt. Larger or more complex jobs will take longer, naturally.
  • Curing Time: This is important. You can’t just drive on it right away. We usually recommend staying off it for at least 24-48 hours for light traffic and a full week for heavy vehicles. It needs time to properly set and harden.

What to Expect During the Process

When the crew shows up, things are going to get a little busy. Here’s a rundown of what’s going to happen:

  • Demolition: If you’ve got an old driveway, we’ll break it up and haul it away. This can be noisy and dusty, so be prepared for that. We do our best to keep things tidy, but it's construction, after all.
  • Grading and Base Preparation: This is probably the most critical step. We’ll make sure the ground is properly sloped for drainage – super important here in North Texas with our clay soils and sudden downpours. Then we lay down and compact a solid base layer. A good base means a long-lasting driveway.
  • Asphalt Paving: This is where the hot asphalt comes in. We’ll spread it evenly and compact it with rollers. You’ll see steam and smell asphalt, which is just part of the process.
  • Cleanup: Once the paving is done, we’ll clean up the site, removing debris and leaving your property as neat as we found it, minus the old driveway, plus a brand new one.

How to Prepare Your Property

You can help us out a lot by doing a few things before we arrive. It makes the job go smoother and faster for everyone.

  • Clear the Area: Move any cars, boats, RVs, trash cans, planters, or anything else off the driveway and away from the work zone. We need clear access.
  • Trim Landscaping: If you have bushes, tree branches, or other landscaping overhanging the driveway, trim them back. It gives us room to work and prevents damage to your plants.
  • Mark Sprinklers/Utilities: If you know where your sprinkler heads, invisible dog fences, or shallow utility lines are near the driveway edges, mark them with flags or spray paint. We don’t want to hit anything.
  • Inform Neighbors: Give your neighbors a heads-up about the work. There will be noise, trucks, and possibly some temporary access issues. A little heads-up goes a long way.
  • Plan for Access: Remember, you won’t be able to use your driveway for a few days. Figure out where you're going to park your cars.

Questions to Ask Before Signing a Contract

You want to be sure you’re getting a good deal and working with a reputable company. Don’t be shy about asking questions. It’s your money and your property.

  • What’s included in the price? Make sure the quote is detailed. Does it cover demolition, hauling, base material, asphalt, labor, and cleanup? Are there any potential hidden costs?
  • What kind of materials do you use? Ask about the quality and thickness of the asphalt and base materials. We at Arlington Asphalt Construction always use high-grade materials that stand up to our Texas heat.
  • What’s your warranty? A good contractor will stand behind their work. Understand what’s covered and for how long.
  • Can I see proof of insurance and licensing? This is non-negotiable. You want to make sure they’re properly insured for liability and worker’s comp. Don’t risk it.
  • Do you have references? Ask for contact information for a few recent customers. A reputable company will be happy to provide them.
  • How do you handle unforeseen issues? Sometimes things come up – unexpected soil conditions, buried obstacles. Ask how they communicate these issues and resolve them.
  • What’s the payment schedule? Understand when payments are due. Typically, there’s a deposit, and then the balance upon completion. Be wary of contractors asking for a huge upfront payment.

Getting a new driveway is a big project, but with a little planning and knowing what to expect, it doesn't have to be stressful. Do your homework, ask the right questions, and you'll be enjoying that smooth, new asphalt in no time.
